NEW RENTAL REGULATIONS

RENTALS IN PORTUGAL NEW REGULATIONS

The rules are changing, and the Portuguese government has just amended the law on long-term rentals.

The Portuguese are finding it increasingly difficult to find accommodation in Porto and other major Portuguese cities. To this end, Parliament has just approved a measure stipulating that long-term rental contracts must offer a minimum duration of 1 year. This change also applies to shorter-term contracts.

The aim of this new rule is to bring greater stability to the property rental market in Portugal. By preventing rents from spiralling out of control. The law also stipulates that during the first three years of the contract. The owner cannot oppose renewal if he does not need the property for himself or his children.

In the case of non-residential contracts, there is no mandatory minimum term. Their duration is assumed to be 5 years. The contract is then automatically renewed for the same period. During this period, the owner cannot object to the renewal.
